PROJECT DESCRIPTION
Park Tower is a 43 story, 605-foot, Class A office building with 14 outdoor ‘sky decks’ comprised of 50,000 square feet of outdoor space, 3-story lobby and 10,000 square feet of retail space on ground floor. On the interior, its comprised of 36 floors of office space/meeting rooms, 5 floors of culinary and dining space with 2 floors of assembly spaces. The core and shell were completed in 2019 and is the largest single-tenant leases in recent history in San Francisco totaling 760,000 square feet.
SERVICE DESCRIPTION
HCI provided Owner Representative/Project Management services on behalf of Client managing the design team, general contractor and numerous Client’s stakeholders to ensure the Client’s established standards and project specific objectives are met on the $250M+ tenant improvement project. The multi-phase project required detailed planning and as each phase obtains Certificate of Occupancy, tenants occupy the completed floors while construction continues on other phase(s). HCI provided strategic advice on phased occupancy by ensuring infrastructure (MDF/IDF) are completed to support each phase without impacting tenants on occupied floors. Periodically, other HCI team members with expertise are brought in to assist on specialized needs (Smoke Control, Kitchen, Fire Alarm and Forensic cost analysis)
