HCI was assigned as the Construction Management and Cost Manager for this project. At the onset of the project the client requested HCI to develop an independent estimate at the Test Fit stage of the project. HCI’s estimating and engineering resources was brought into the project to team to perform the estimate due to the early stage of the design and the requested level of detail required or this effort. The majority of cost resides in MEP and Technology Systems and as such HCI performed an in-depth estimate and concept engineering on these systems. Additionally, HCI worked closely with the General Contractor throughout the design build buy out period to ensure that bids were in line with the program established by HCI and the client. In the end the buyout of the General Contractor and the Design Builds Subcontractors was reconciled within 2% of the HCI Estimate.

HCI also provided project management services from managing the design team, general contractor and Client’s expectations in the delivery of this fast-track project. The HCI team worked diligently with the design team and security department partner to ensure the implementation of specific program needs were incorporated into contract documents. HCI facilitated general contractor negotiations for procurement, executed the bidding, developed the expedited construction schedule. Services also included working with internal partners to coordinate building readiness for end user move in and occupation.
